Curb Appeal... How To Stand Out From The Crowd ____________________________________________________________ Yes, we've all heard it again and again... you only get one first impression. When trying to sell a home in a tough and competitive market, this saying can;t be more ture. What attributes will distinguish your home from the others on the market? What is going to get buyers to want to come inside? Curb appeal will entice people to want to come inside and see more of your home. Many times, it may be the trigger that brings an offer. All homeowners want to be the "Envy of the Block". We don't necessarily make it our priority once we actually own the home, but to be "blown away" by the first impression is priceless. Here are some simple suggestions that won't cost you an arm and a leg: - A manicured lawn
- Colorful and varied landscaping (you want flowers, plants and trees)
- Well maintained exterior of home
- An emotional touch at the entry (a welcome sign, attractive doormat, potted flowers, etc)
- Attractive front door (freshly painted or stained)
Just remember your objective is NOT to give a prospective buyer a reason to critisize your home, at least from the curb. Sounds easy, but its not. Drive around and look at all the homes with a "For Sale" sign out front. You can spot the homes that lack curb appeal right away from the homes that are showcased properly. | | Set your price "on target" to sell!! ___________________________________________ | |
Price on target = Offers = Home Sold (Selecting the right price means your home gets sold!) Price off 4% - 6% = Showings but no offers (If your home is over priced by 4 - 6%, you may get offers but very few showings) Price off 6% - 12% = Low showings, no offers (If your home is over priced by 6-12%, you may have few showings) Price off 12% or more = Drive Bys Only (If your home is over priced by 12% or more, you may only have Drive By's with no showings)
